central gas system installation

Key Takeaways

  • A central gas system supplies a building from shared storage through a pipe network instead of individual cylinders. In Dubai, a Dubai Municipality circular says centralised gas distribution shall be used in all multi-storey buildings, with the design submitted with the building licence drawings and Civil Defence-approved materials and meters.
  • Domestic gas networks must be implemented by specialised companies registered with Dubai Municipality for that activity. Ask any contractor, including us, to show that registration and the Civil Defence approvals that apply.
  • We found no published AED price for installing a central system. Cost depends on a site survey, and the connection fees and deposits you see online are resident-side charges, not installation costs.
  • Hotels differ from villas in how demand is calculated: the design has to cover simultaneous peak demand across several kitchens and outlets, not one household’s cooking.

Property owners and hotel operators planning a central gas system usually find a lot of general advice and very few specifics. This guide sets out what the system is, what the Dubai rules we could verify actually say, how villa and hotel projects differ, what drives the cost and what to ask before you sign. Always confirm the current requirements with Dubai Civil Defence and your consultant before you commit.

What Is a Central Gas System?

A central gas system distributes LPG from one shared storage point to every connection in a building or community. Our residential LPG installation guide describes the typical chain: bulk storage in a designated outdoor area, regulators that control pressure, a pipe network through the building, and a connection at each unit with safety valves and a meter. Our residential page lists leak detection and emergency shut-off among the safety features. The point of the design is to remove the need to store and handle cylinders inside homes or kitchens.

Do Villas and Hotels in Dubai Need One?

It depends on the building, and the published rules are narrower than many articles suggest. What we could verify:

  • Multi-storey buildings. Dubai Municipality’s Circular No. 6-1-1 of 2021 on central gas distribution networks (an English translation, where the Arabic prevails) says centralised distribution systems shall be used in all multi-storey buildings. The design must be submitted with the building licence drawings, only Civil Defence-approved materials and control and reading devices may be used, the central reservoir must have security, protection and control measures to Civil Defence standards, and the tank is preferably placed within the plot, below or above ground, at safe distances set by the UAE Fire and Life Safety Code and Civil Defence.
  • New buildings generally. In 2016, a Dubai Civil Defence official told Gulf News (updated 2018) that the updated Fire and Life Safety Code would bar cooking-gas cylinders in new buildings: buildings offering cooking gas should provide a centralised pipe network, or use electric cookers. We have not verified the final code text.
  • A single villa or small hotel. We found no published rule that requires a central system for a standalone villa. Your developer, consultant and Civil Defence decide what applies to your plot.

Dubai Municipality’s cylinder guideline (DM-HSD-GU53, version 5) covers cylinders and says Dubai Civil Defence covers bulk storage, manifold and piping systems and residential use. Its cylinder-store rules, such as a 2 m boundary wall, shouldn’t be used to design a central system.

This table is our general description, not a standard. Our hospitality gas solutions page says we plan hotel and restaurant supply around daily usage, peak hours and seasonal demand. For a villa or community, see our residential gas solutions.

What Does Central Gas System Installation Cost in the UAE?

We found no published AED price for building a central system, and we don’t publish one either. A supplier needs to survey the site first. These are the main drivers:

  • Gas load, which sets tank capacity and pipe sizes.
  • Pipe length and complexity, including risers, shafts and routes.
  • Connection points, regulators and meters.
  • Tank location and site works, above or below ground.
  • Approvals, testing and commissioning.
  • New build or retrofit. Working inside an occupied building is usually slower.

Don’t confuse these with resident-side charges. Property Finder (December 2025) lists central gas activation fees of up to AED 330 and security deposits of AED 2,000 for apartments and AED 4,000 for villas. Those are for connecting to an existing system. Other sources quote different figures, so confirm with your supplier.

What About Running Costs After Installation?

Once a system is live, gas is billed on metered consumption. Property Finder says central gas can be billed monthly, quarterly or annually, and it lists cylinder prices from Emirates Gas (AED 70 for 11 kg, AED 140 for 22 kg and AED 280 for 44 kg) but gives no central gas rate, so it offers no like-for-like comparison. Our residential page says bulk distribution helps reduce overall costs, which is our own statement. Ask any supplier for the per-unit rate, the billing cycle and any minimum charge, and compare against what you pay for cylinders today.

What Is the Installation Process?

The sequence is broadly: site and demand assessment, design and tank sizing, submission with the building licence drawings and Civil Defence approval, installation by a registered specialist using approved materials, pressure testing, and commissioning and certification. Our guide to gas pipeline installation from design to certification walks through those stages, and it is aimed at commercial and industrial systems such as hotels.

What Should You Ask a Provider?

  1. Registration. Is the company registered with Dubai Municipality to implement domestic gas networks? Ask to see it.
  2. Approvals. Which Civil Defence approvals apply to your building, and who obtains them?
  3. Design basis. Ask for the demand calculation and the pressure schematic, not just a tank size.
  4. Materials. Are the materials and meters Civil Defence-approved?
  5. Itemised quote. Tank, piping, regulators, meters, approvals, testing and commissioning, shown separately.
  6. Aftercare. Who inspects and services the system once it is live?

A word about us. Al Saqr Gas LLC was established in 2025 as part of Abdulla Bin Zayed Investment Group. Our pages say we design and install central gas systems and follow Dubai Civil Defence regulations. Those are our own statements, so apply the same questions to us as to anyone else.

Frequently Asked Questions

How much does a central gas system cost to install in Dubai?

No supplier we found publishes an installation price. Cost depends on gas load, pipe length, connection points, approvals and whether the building is new or existing, so it is set after a site survey.

Is a central gas system mandatory for new buildings in Dubai?

Dubai Municipality’s circular says centralised gas distribution shall be used in all multi-storey buildings, and a Dubai Civil Defence official said in 2016 that new buildings should offer a centralised network or use electric cookers. For a standalone villa, confirm with your consultant and Civil Defence.

Who can install a central gas system in Dubai?

The circular says domestic gas networks shall be implemented by specialised companies registered with Dubai Municipality for that activity, using Civil Defence-approved materials.

Do hotels need a different system from villas?

The components are similar, but a hotel’s design must cover simultaneous peak demand across several kitchens and outlets and often needs sub-metering.
